Energy conservation measures, construction techniques, and HVAC system operation can all affect indoor air quality.

Over the past several years, reports of health complaints associated with mold and indoor air quality have steadily increased. Some states have issued regulations governing indoor air quality in buildings, but at present there are no EPA regulations.

This is changing. The ASTM Standard Guide for Readily Observable Mold in Commercial Buildings: Transaction Screen Process is currently being developed; and as a result, potential purchasers and lenders need to know how mold and indoor air quality could affect their bottom line.

Depending on the assignment, GaiaTech performs mold/indoor air quality assessments which can include some or all of the following:

    • Surveys for the presence of visible mold and physical deficiencies
       commonly associated with mold (ASTM terminology)
    • Document review and interviews of maintenance personnel and building occupants
    • Moisture measurements
    • Sampling for airborne pollutants
    • Sampling of substrates for mold
    • Abatement recommendations and procedures
    • Contractor oversight
    • Post-abatement sampling
    • Reporting
